How ventilation influences the habitation certificate

Properties must meet a series of characteristics in order to be lived in. There are different factors taken into account, and in the following lines, we want you to know one of them, which is why we show you how ventilation influences the habitation certificate of a home.

  • What is the habitation certificate of a home?

The habitation certificate of a home demonstrates that it meets all the conditions that are essential for it to be inhabited according to the habitation regulations. Among these conditions, there are a series of characteristics that the space must have in order to be lived in. They are related to the following aspects:
  • Minimum dimensions.
  • Natural ventilation and lighting, both in bedrooms and in the other main rooms, which must have windows.
  • Comply with a series of safety regulations and not have structural deficiencies or severe construction issues.
  • It must have minimum installations, such as electricity or running water.
  • How does ventilation influence the habitation certificate of homes?

As you have seen in the previous section, homes must have windows, as it is one of the aspects that most influences whether the house can be inhabited and is comfortable for its residents.

Windows allow natural light to enter the home. This fact not only represents energy savings but also influences the decoration of the property and, more importantly, the health of those who live there. You must consider that they reduce humidity in the environment, preventing the formation of all types of dampness or even mold.

Moreover, on an emotional level, having natural light causes a person to have a better mood and feel happier inside their own home, something that is fundamental.

For all these reasons, to obtain the habitation certificate, homes must meet a series of requirements related to ventilation. As we have already mentioned, the home must have natural ventilation to the outside. There are two different cases, which are:

  • Ventilation using windows. It is important that the surface area of the windows occupies around 10% of the total surface area of the room they are located in. The same openings used for lighting can be employed. Both bathrooms and water closets can have ventilation through small windows or drains. As for hallways and reception areas, they will not need to have a window.
  • Continuous ventilation of the entire home. The entire home must have a continuous ventilation system 24 hours a day. This way, even if the property is completely closed, there will always be a current of air that will flow through the entire home, allowing stale air to be renewed.
It is important to highlight that, in addition to the size of the windows and this continuous ventilation, another condition must be met: the windows must communicate with a space located outside.

If the window opens into an interior patio, this must have a floor area of at least 4 square meters to be considered as an exterior space. As for galleries, to be considered an exterior space, they must have a glazed surface area that exceeds the floor area of the gallery.
